Buying an investment property can be a great investment with a lot of advantages: Capital growth, income, tax deductible debt, and leveraged returns. However it also has a number of potential disadvantages: High transaction costs, the amount of time it may take to sell or buy, and a high amount of risk on a single investment. Therefore the answer isn’t simple. It is important to make sure this decision is made with a full understanding of any risks and rewards, and the impact it will have on you.
What do you stand to gain from buying one?
What are the potential cash flow implications?
Can I afford to hold it longer term?
As everyone’s situation is different and as the complexity and amount of work can change dramatically, initially we are happy to sit down with you on a complimentary basis. This allows us to understand your goals, objectives, aspirations, and values before putting forward a proposal to help with agreed tasks and priorities.
We work on a fixed fee basis for an agreed service, quoted up front before any commitment is required. Griffin has never received a commission from investment or Superannuation products.
This is a complex question. The rules and regulation around UK Pension transfers changes regularly. Since 1st July 2015, and at the time of writing, it is not possible to transfer a UK Pension to any Superannuation fund in Australia. This is likely to change in the future and ongoing discussions are occurring with the HMRC and relevant companies and bodies in Australia. We are monitoring this very closely and frequently update our mailing list with details of any changes. Click here if you would like to join this list.
There are a number of factors that can impact this decision. The value of the Aussie dollar, taxation, need for access to your capital, how the money is held in the UK, and what your goals and objectives are here in Australia. In making a decision it is important to work through this. At Griffin we work with currency brokers, UK financial advisers, UK and Australian accountants, solicitors and mortgage brokers to ensure we have a full picture.
Eliminating debt, in particular non tax deductible debt, is almost always a good idea. However, it is important to ensure that what you choose to do with your money is based on all of your objectives. Understanding the financial requirement of all of your priorities will help you to decide how much of your spare cash flow should be targeted towards debt and what should be focused in other areas.
